You may or may not need a planning permit to build or extend a home as it depends on the zones and overlays of your property.
 
You will definitely need to apply for a building permit. 


You DO NOT need a planning permit to build or extend a home if there is only one dwelling on the lot and your land is:

  • In a General Residential Zone 1 or Township Zone;
  • The Lot is bigger than 300 square metres in area;
  • Has no planning overlays like a Heritage Overlay or Land Subject to Inundation Overlay; and
  • Has no covenants or restrictions on the Certificate of Title for the land

However, you may need a planning permit to to build or extend a home if your land does not meet certain criteria.
 
For example, you MAY need a planning permit if your land:
  • Is in a planning overlay area such as a Heritage Overlay, Bushfire Management Overlay, Environmental Significance Overlay or Land subject to Inundation Overlay, or other overlay; and
  • Is in a Rural or Commercial zone
The design of the proposal must respond to the particular features and constraints of the land and the character of the area.
